The phase where projects are won or lost
Most interiors do not fail at concept stage. They fail between the approved design and the opening, in a substituted material, an undimensioned junction, a services run that was never coordinated. Technical development and delivery exists to make that gap disappear.
BEDI DESIGN carries its own projects through this phase, and also takes on execution for designs conceived elsewhere: the studio’s civil engineering background means the drawings issued to site are read the way a contractor reads them.

Technical and construction drawings
The design is issued as a buildable package: dimensioned plans, elevations, sections, ceiling and floor plans, joinery details, junctions and setting-out. Each drawing answers a question someone will otherwise ask on site, and every question answered in advance is a variation order avoided.
Documentation is produced to be coordinated with the architect, the MEP consultant and the structural engineer, not in isolation from them.

FF&E schedules and procurement
Furniture, fixtures and equipment are scheduled item by item, with specification, quantity, lead time and cost. Procurement is managed against that schedule, including with local Bangkok workshops and international suppliers, so that lead times are known early enough to protect the opening date, and substitutions are arbitrated by the studio rather than decided on the ground.

Contractor coordination and cost control
Tender documents, bid analysis, technical clarifications and a running budget. Contractors are compared on what they are actually pricing, which is where most cost surprises originate, and the budget is tracked against the approved design so that trade-offs remain design decisions rather than accidents.

Site supervision to handover
Regular site visits, mock-up validation, snagging and arbitration with the trades, through to a turnkey handover. What was designed is what opens, nothing left approximate, nothing quietly downgraded in the last three weeks.

Coordination with architects and consultants
On most commissions the studio is one voice among several: base-build architect, MEP and structural engineers, kitchen or lighting consultants, brand teams, operator. Interior drawings are issued to be read against theirs, coordinated ceilings, service routes, fire and accessibility constraints resolved in the drawing rather than discovered during installation.
Where an interior sits inside a shell that is still being designed, that coordination is continuous, and the interior package is versioned accordingly.

The phase is priced and programmed at the start, so the cost of execution is known before the site opens rather than discovered while it runs.

Common questions
Can you deliver a project designed by someone else?
Yes. Execution can be commissioned on its own, starting from a review of the existing design package and a clear statement of what is buildable as drawn.
Do you supervise sites outside Bangkok?
Yes, in Thailand and internationally, with a supervision rhythm agreed at the start of the project and adapted to distance, combining scheduled site visits with remote coordination.
What does turnkey mean here?
